Landlord and TenantIf you own residential, commercial property or agricultural land and intend to grant a lease, tenancy or licence we strongly advise you to obtain advice before doing so. The Law relating to leases and tenancies is extremely complex and once a tenant has moved into your property it may be extremely difficult or impossible to rectify any mistakes. You should be aware that it is possible to create a tenancy of land by word of mouth but such arrangements are rarely satisfactory and often lead to disputes. It is far better to have a written document which records the agreement and can ensure that you as the landlord can get vacant possession of the property when you require it in the future. If you are considering taking a lease, tenancy or licence to occupy any property we again strongly advise you to take legal advice before signing any documents. Leases and tenancy agreements often contain provisions which are extremely onerous particularly with regard to such matters as repairs and liability to comply with various acts of parliament. If you are already a landlord or tenant under an existing agreement and have run into problems we can advise you as to the remedies which you have and if necessary represent you at Court or Arbitration proceedings.
